Short Term Rental Usage Agreement

Please make sure you read the following terms and conditions listed on this document, as this will be an evidence of your acceptance and acknowledge to the Terms and Conditions for your rental, and you understand and agree to the following rules and policies:


1. Reservations are only considered confirmed after the following:

  • Must have a confirmation number by UNE Homes.
  • Reservation must have a deposit on booking and final payment must be received.
  • A final email is received from UNE Homes confirming final payment.

The person making the reservation acknowledges the terms and conditions of the booking and on behalf of all persons included on the booking form, including those that are replaced or added later.


2. Check in and Check out:

The check-in time is 4PM and checkout at 10AM. The guests will find property available from this time and should not leave after 10AM. Failure to do so can result in a late check out fee. Guest should do a walk through as soon as they enter the property and contact UNE Homes immediately with any complaints or concerns so we can do our best to cure it and accommodate all requests. Check-in instructions will be sent 5 days prior to arrival.


3. Early check-in and Late checkout:

Guests should contact UNE Homes at least 24 hours prior to arrival or departure to request an early check-in or late checkout. UNE Homes will confirm based on availability and, if approved, a fee will apply as follows: $75.00 (seventy-five dollars) for properties with up to 5 bedrooms and $95.00 (ninety-five dollars) for properties with 6 or more bedrooms. If the property is not vacated when the cleaning staff arrives, an additional checkout fee will be automatically charged.


4. Maintenance and Damages:

The property is regularly inspected to ensure it remains clean, functional, and in good condition. Guests are required to report any maintenance issues or damages within 24 hours of check-in by emailing info@unehomes.com. This allows us the opportunity to promptly address and resolve any concerns...


5. Cleaning:

Checkout cleaning is included and there is no daily maid service, unless arranged and paid to the management company. Guests must leave the property reasonably clean and in orderly condition...


6. Bed bugs:

The property has been inspected to ensure no bed bugs are present and guests have 24 hours to report any issues...


7. Wildlife and Pests:

Please be aware that our properties are located in Florida...


8. Maximum occupancy:

Guests must be at least 21 years old and must ensure compliance with occupancy terms by all the Guest’s party...


9. Pool:

Running at pool area and diving are prohibited...


10. Smoking and Vaping:

Smoking and vaping are prohibited on the Property and a $500.00 (five hundred dollars) penalty will be applied if you do it.


11. Pets:

Pets are not allowed unless specifically authorized by UNE Homes...


12. Noise:

Excessive noise at a level that disturbs the neighbors is prohibited...


13. Risk of Loss:

Each Party shall be responsible for loss, damage or injury caused by his/her/its own negligence or willful conduct...


14. Lost or Stolen items:

UNE Homes is not responsible for any lost or stolen personal items inside the property...


15. Emergency:

Our Emergency line is available 24 hours a day, 7 days a week. We consider emergencies:

  • No power or water to the entire home
  • Locked out of the home
  • Serious leaking that may cause flood
  • Any situation that may cause damage to the home or to the guest

If your call is not for one of these situations, it will be answered and request addressed, in the next day, during business hours


16. Damage deposit:

A refundable damage deposit or credit-card pre-authorization is required at the time of reservation...


17. Taxes:

Rates are subject to local and state taxes implied by the state and is included on the total amount paid by the guest...


18. Cancelation and changes:

In the event of unforeseen circumstances, cancellation must be notified in writing by the party leader...


19. Force Majeure:

No liability can be accepted, or refunds given for events, which are 'force majeure'...


20. Privacy Policy:

All client information is kept in-house, strictly confidential and it is not shared with outside parties except to extent necessary to complete a reservation or service purchase request...


Exhibit A: RENTAL RULES

Throughout the Rental Period, the Guest shall, and shall ensure that the Rental Party and any Visitors to the Rental Unit shall:

  • Maintain the Rental Unit at all times in a good and tidy condition.
  • Not smoke inside the Rental Unit and shall dispose of any cigarette butts outside of the Rental Unit in a safe manner.
  • Not cause or create a nuisance or otherwise interfere with the quiet enjoyment of other occupants of the building in which the Rental Unit is located.
  • Not bring pets or other animals into the Rental Unit without the express advanced consent of The Host.
  • Not move or rearrange any furniture or appliances inside of the Rental Unit.
  • Comply with all Applicable Laws.
  • Leave the Rental Unit in the same condition of cleanliness in which they found it.
