Terms and Conditions

Thank you for choosing UNE HOMES for your reservation. Please read the following terms and conditions carefully as they constitute your acceptance and acknowledgment of these terms for your rental. By proceeding with your booking, you agree to comply with the following rules and policies:


  1. Reservation Confirmation
    • A confirmation number must be provided by UNE Homes.
    • A deposit must be made at the time of booking, and final payment must be received.
    • A final confirmation email must be received from UNE Homes.
    • The individual making the reservation must acknowledge and accept these terms and conditions on behalf of all persons included in the booking, including any substitutions or additions made later.

  2. Check-In and Check-Out
  3. Check-in time is at 4 PM, and check-out time is at 10 AM. The property will be available from 4 PM, and guests must vacate by 10 AM. Late check-out may incur additional fees. Guests should inspect the property upon arrival and immediately report any issues to UNE Homes. Check-in instructions will be sent 5 days prior to arrival.


  4. Early Check-In and Late Check-Out
  5. Guests may request early check-in or late check-out by contacting UNE Homes 24 hours in advance. Approval is subject to availability and may incur a fee of $75.00. If the property is not vacated when the cleaning staff arrives, a check-out fee will be automatically charged.


  6. Maintenance and Damages
  7. The property is regularly inspected to ensure it is clean and in good repair. Guests must report any issues within 24 hours of check-in to info@unehomes.com. Some amenities are provided by third-party vendors, and UNE Homes cannot be held responsible for outages or interruptions. No refunds or compensation will be provided for such occurrences. Temporary disruptions such as utility outages, bugs, noise, or construction will be addressed, but UNE Homes is not liable for these issues.


  8. Cleaning
  9. Checkout cleaning is included. Daily maid service is not provided unless arranged and paid for separately. Guests must leave the property clean and orderly. Excessive trash and damages may incur an additional fee of $150.00. Guests are expected to empty trash bins and dispose of garbage in designated areas.


  10. Bed Bugs
  11. The property is inspected for bed bugs. Guests have 24 hours to report any issues. Reports made after 24 hours will be presumed to be caused by the guest unless proven otherwise. Guests must vacate the property immediately if bed bugs are found, with no option for relocation or refund, and must pay for treatment to remove the bed bugs.


  12. Maximum Occupancy
  13. Guests must be at least 21 years old and must ensure compliance with occupancy terms for all members of their party, including infants and children. Non-compliance may result in removal from the property without a refund.


  14. Pool
  15. Running and diving in the pool area are prohibited. Children must be supervised at all times. Pool safety netting must be used. Pool heating is available upon request for a minimum of 3 days at $45.00 per day. Pools may take up to 24 hours to reach maximum temperature. No refunds will be given for dissatisfaction with pool heating.


  16. Smoking and Vaping
  17. Smoking and vaping are prohibited on the property. A penalty of $500.00 will be applied for violations.


  18. Pets
  19. Pets are not allowed unless specifically authorized by UNE Homes in writing and upon payment of a pet fee of $200.00. Service animals are accepted with prior written request. A penalty of $500.00 will be applied for unauthorized pets.


  20. Noise
  21. Excessive noise that disturbs neighbors is prohibited. Guests must comply with quiet hours from 10 PM to 8 AM. Non-compliance may result in removal from the property.


  22. Risk of Loss
  23. Each party is responsible for loss, damage, or injury caused by their own negligence or willful conduct. Appropriate insurance must be carried by each party. UNE Homes and property owners are not liable for injuries resulting from use of the property, pool, or clubhouse.


  24. Lost or Stolen Items
  25. UNE Homes is not responsible for lost or stolen personal items. Items left at the end of the rental will be deemed abandoned if a good faith attempt to return them fails.


  26. Emergency
  27. The emergency line is available 24/7. Emergencies include:

    • No power or water to the entire home
    • Locked out of the home
    • Serious leaking that may cause flooding
    • Any situation that may cause damage to the home or to the guest

    Non-emergency calls will be addressed the next business day.


  28. Damage Deposit
  29. A refundable damage deposit of $150.00 or a credit card pre-authorization is required at the time of reservation. The deposit will be released after checkout if no damages occur. A report will be sent to the guest before any amount is debited from the deposit.


  30. Taxes
  31. Rates are subject to local and state taxes, which are included in the total amount paid by the guest. Tax rates may vary by location.


  32. Cancellation and Changes
  33. Cancellations must be notified in writing by the party leader whose name appears on the booking form. Cancellations made 31 or more days before arrival will receive a full refund. Cancellations made within 31 days of arrival are non-refundable. No refunds will be given for early departure or no-shows. If the rental property is unavailable due to unforeseen circumstances, UNE Homes will offer alternative accommodation or a full refund, constituting the limit of the company's liability.


  34. Force Majeure
  35. No liability or refunds will be given for events considered 'force majeure', including but not limited to war, riots, civil commotion, terrorist activities, industrial disputes, technical difficulties, natural or nuclear disasters, fire, adverse weather conditions, or other events beyond our control.


  36. Privacy Policy
  37. All client information is kept confidential and is not shared with outside parties except as necessary to complete a reservation or service request. We may use your contact information to send surveys, promotional offers, and newsletters if requested. Our website uses cookies, and you may set your web browser to notify you when you receive a cookie.
